There is an initial 14 day period when you are not covered, giving you 11.5 months of cover in your first year; therefore the effective cost of cover is £40.32 a month.

  • Costs of water lost during a leak
  • Sections of the water supply pipe for which you do not have responsibility
  • More than your fair share of the costs of a repair to a water supply pipe which is shared

  • Showers, domestic appliances and sanitary ware (e.g. basins)
  • Smells and noises from pipework or drains
     
     
     
     

  • External Drainage
  • Drains (sewers) for which you do not have responsibility (including any outside your property boundary) or beneath or inside any building
  • Additional repair work following resolution of the immediate problem, for example to prevent the problem happening again
  • External guttering, rainwater downpipes and soakaways

  • Plumbing Maintenance
  • Noisy or vibrating taps/pipes/toilets
  • Costs of water lost during a leak
     
     

  • Electrical Emergency & Breakdown
  • All non-permanent wiring/electrics, e.g. kettles, fairy lights or any other appliances with plugs
  • Shower unit or immersion heater unit
     
     

  • Security, Roofing & Pest
  • Any pest other than rats, mice, wasps and hornets
  • Loss of keys for outbuildings, garages, greenhouses and sheds
  • Doors or windows that do not secure the property
  • Replacement of garage doors or replacement/repair of the electrical unit powering a garage door
     
     

  • Internal Gas Supply Pipe
  • External gas supply pipe
  • Any gas appliance
  • Any pipe that is not within your property
     

  • Gas Central Heating Breakdown
  • Boilers which have been declared beyond economical repair (i.e. if the cost of parts inc VAT is more than 85% of the retail price of the boiler)
  • Systems specifically stated to be not covered, including; LPG systems, unvented cylinders, fan heating, under floor heating, warm air heating
  • Repairs if we have advised you to carry out maintenance work to prevent a future breakdown (until that work is complete)
  • Repairs, where due to obsolete parts, we can no longer cover you (your policy will have been cancelled/transferred)

What is effective cost of cover?

Your policy starts the day your application is processed. To prevent claims on pre-existing problems and to keep premiums low, there's an initial period of 14 or 28 days where you'll not be covered, giving you either 11 or 11 and a half months' cover in your first year. The actual period applying to the policy is detailed above and in the Summary of Cover and Terms and Conditions.

The Effective Cost of Cover is, therefore, the monthly price for the period over which you can claim in your first year. It is calculated by dividing the annual premium by either 11 or 11 and a half months, depending on the specific no-claim period.

Eligibility

This policy is for homeowners only. Retail, commercial and other premises used for business are not eligible for this cover, and council and housing association tenants will not need this service. The property must be your permanent home and owned and solely occupied by you and your family as a private residence with no business use. Flats, maisonettes, mobile homes, bedsits, sub-divided homes and let and sub-let properties are not covered.
